Is your home still on the market?  Let me offer some tips that may help get things moving.

Consider your price: Today’s housing market presents some challenges when setting a selling price.  In years’ past, sellers would set their price high leaving room for negotiation in effort to receive an offer at their targeted selling price.  Today’s market, however, does not support this strategy.  In order to sell your home, it is important to set the price based on a market analysis that I will provide (blah blah blah….).  Let’s work together to ensure the perfect price based on market analysis.  My goal is to sell your home.  Let’s set a price for it to SELL!!

Curb Appeal:  Put your best foot forward by making sure the outside of your house is inviting.  When potential buyers drive by do they see a mowed lawn? Trimmed shrubs? A tidy and clean driveway?  Make sure your home says, “Welcome! Can you see yourself living here?”  Don’t risk a buyer simply driving by and being turned off by what they see on the outside.  Just a few weekends of work can make a huge difference. 

Inside Appeal:  Just as curb appeal makes a strong first impression, the cleanliness of a home makes a lasting impression.  Buyers do not like dirty homes and will be immediately turned off when a home is not clean and tidy.  Although doing the dishes is important, it is not the only thing that needs to be done before a showing.  Make the beds, clean the floors and bathrooms, and pick up the clutter.  A house cannot sell if the buyers focus only on the dirt and disorder.

Remember, it is not only the buyer that is inspecting your home.  Agents are taking notice as well.  If a house does not show well because of cleanliness and buyers are providing this feedback, these agents may not be as willing to recommend your home for a showing. In order for a home to sell, it must be clean: INSIDE AND OUT!
